1. There is a lot more choice right now. Currently there are 111 Houses for sale in Oshawa between $150,000 and $200,000, as of today.

2. Prices are going back up!!!! Because there are so many Houses for sale in Oshawa and the Surrounding area, but demand has risen for homes--Prices are RISING again, after only dropping for a handful of months after the Sept. 2008 world market meltdown!!  Why would you wait??  Great time to sell... a great time to buy!!  It is a win-win situation here. 

3. Interest rates are LOW!!! Usually when house prices go down, Interest rates go up. Not at this time!! Prices are rising and Interest rates are going down/ staying down as well.  We are at approximately ** 70 year lows on rates ***--- this is a fact!!  Did you know that??  Tell your friends and family and coworkers, call me today, and start paying yourself, not a landlord.  It costs roughly $300- 400 per month right now to carry $100 000 of mortgage.  what are you and your friends paying for rent?  buy your first home or move up!!  IT IS TIME!!

4. Negotiations are easier. People want and need to sell, so, they will still take conditional offers on their homes here, since the market is so hot.  This is great leverage for you, as a buyer.  And Sellers, are more or less guaranteed to sell their house, if they are at all reasonable, since supply is low at this time.

5. Affordability. Houses for sale in Oshawa are the most affordable within 30 Km of Toronto.  It has been this way, in my town here, since I was first licensed, back in 1991.

6. Rents keep rising!!! House payments are coming down as we speak and rents are rising. Folks, I am telling you--- let’s move!!

7. The Oshawa area is growing and our local economy is still quite strong. new businesses are replacing old businesses that have been phased out for one reason or another.

8. Real Estate is a safer Investment than the stock market. Why Gamble?? If you need a place to live,-- a roof over your head, why rent??  or buy an investment property with a friend or family member-- other people need places to live-- the rental market is still strong here.

9. Prices are going back up already!!  I already said that, right??  don't lose out, buy a home, while rates are so low, it is more affordable to buy, in many cases, than it is to rent.
